"So happy we went with Bull Construction for our new roof. The old one was in really bad shape. The crew was great, worked so hard, and the new roof just completely changed the look of our house. It looks amazing. Seriously, a huge upgrade."

"We had some serious hail damage and had no idea where to start with the insurance. Bull Construction was a huge help. They talked to the insurance company for us and just handled everything. So much less stressful. And the roof is perfect. Thank you!"
Modified Bitumen
The Heavy-Duty Choice for Indiana Roofs
When your commercial roof needs to be exceptionally tough, Modified Bitumen is a proven, reliable solution. The team at Bull Construction and Roofing installs these multi-layered, asphalt-based systems, giving your building a durable, redundant layer of protection that stands up to the harshest conditions.
Built for Foot Traffic: The layered construction of Modified Bitumen makes it incredibly resistant to punctures and tears. This makes it the perfect choice for roofs with a lot of equipment that requires regular maintenance.
Resists Midwest Weather: This is a seriously tough barrier against the elements. Its robust, flexible nature allows it to handle Indiana's severe storms and, most importantly, the intense stress of our freeze-thaw cycles without failing.
Modern, Safer Application: Safety is our priority. Whenever possible, we use modern cold-process adhesives and self-adhering products. These techniques provide a powerful, long-lasting bond without the liability and risks of traditional open-flame torch applications.
Service Highlights

Modified Bitumen Roofing
Modified Bitumen’s multi‑layer construction provides redundant waterproofing, excellent impact resistance, and strong performance under foot traffic—well suited for many Mount Carmel commercial buildings exposed to hail, wind, and temperature swings.

Flat Roof Drainage Solutions
Ponding water accelerates wear and invites leaks, especially through freeze–thaw cycles. We design and install tapered insulation, add or rework drains and crickets, and clear or resize scuppers to move water off the roof quickly—reducing structural load, limiting ice formation, and extending membrane life on Mount Carmel properties.

Commercial Roof Asset Management
Treat the roof as a planned asset, not a surprise expense. We provide lifecycle planning, maintenance scheduling, and forecasting to help you budget, prioritize repairs, and maximize ROI while maintaining warranty requirements.
Applications
When is Modified Bitumen the Right Choice?
The real strength of Modified Bitumen is how it solves problems on challenging commercial roofs. Its heavy-duty, flexible nature makes it our go-to solution for specific situations where other materials might fail.
🔗 For Roofs with Heavy Foot Traffic
If your maintenance team is regularly on the roof to service HVAC units or other equipment, you need a surface that can handle the wear and tear. The multi-ply system is exceptionally tough and resists punctures.
🔗 For Roofs with Many Penetrations
Vents, pipes, drains, and skylights are all potential weak points for leaks. Modified Bitumen is excellent for these complex jobs because we can expertly form it to create a durable, waterproof seal around every obstacle.
🔗 When On-Site Safety is Critical
With modern Modified Bitumen, we have multiple installation methods. This allows us to choose a cold-process or self-adhering application, providing a powerful bond while avoiding the risks of an open flame on your property.

FAQ's
Frequently Asked
Questions
We've provided answers to many of our most frequently asked questions. Have a different question for our team? We're happy to help! Just send us an email at info@bullconstructionroofing.com.
Is a Modified Bitumen roof energy efficient?
A standard black Modified Bitumen roof isn’t naturally energy efficient. However, we can install it with a reflective “cool roof” surface or apply a coating afterward to help reduce heat absorption and lower cooling costs in your Mount Carmel property.
What does “multi-ply” mean and why is it beneficial?
Multi-ply roofing uses two or more overlapping layers of material, creating extra protection. Even if the top layer is damaged, the layers beneath remain watertight. This added redundancy increases durability and puncture resistance — a smart choice for Illinois weather.
Is torch-down roofing safe in Illinois?
Yes — when installed by trained professionals. We follow strict safety protocols during installation.
